Sagebrush Realty will be offering five tracts of cropland and hayland at public auction on January 29, 2018 at 1:00 (Mountain Time) with location TBA. The land is located between Beach and Golva in central Golden Valley County. Farmers and investors take a look at the great soils for dryland farming or rental income.   • Legal Description: Lots 3-4, S NW of Section 5 Township 138 North Range 105 West Fifth Principal Meridian, Golden Valley County, North Dakota.

  • Location: Tract 1 is located approximately five miles north and one mile east of Golva, ND with access provided by one mile of gravel road east of ND Highway 16. The graveled Thelen Road runs along the north side with a tract with a gravel road along the west side.

  • Improvements: Tract 4 has a grain bin site in the southeast corner that is accessible by a gravel road that runs along the quarter line between Tracts 4 & 5. The grain bins consist of eight similar sized bins with a combined storage capacity of approximately 17,000 bushels.

Tract 5: (160 +/- Acres)

  • Legal Description: SW of Section 14 Township 138 North Range 105 West Fifth Principal Meridian, Golden Valley County, North Dakota.

  • Location: Tract 5 is located two miles north and four miles east of Golva. In the northeast corner of the tract is a machine shed and grain bin site. Access to the site is provided by a gravel road that is shared with Tract 4.
  • Land Use: Tract 5 has approximately 125.3 tillable acres that are used for hayland. A portion of Five Point Butte that is located in the southwest corner of the tract with the sellers transferring all aggregate including scoria. The headquarters has several small shelterbelts, rural water, and electricity.
  • Improvements: The headquarters site is located in the northeast corner of parcel 7. The grain bins include five GSI bins with aeration and unloaders, six Columbian bins, and two Butler bins. The combined grain storage capacity is estimated to be 44,000 bushels. The machine shed is a Morton building with a dirt floor and electricity. The structure has two doors and has approximately 4860 SF of storage area. The machine shed was constructed in the mid 1980s. This is a great quarter with added machine and grain storage along with potential for additional income from scoria.

Property to be sold in five individual tracts. Successful bidder (s) will deposit 15% non-refundable earnest money on auction day, with the balance due at closing. Closing to be held within 45 days of auction. Seller will retain all owned mineral rights with seller transferring all owned aggregate and gravel on or below the surface to the buyer. Property sold without buyer contingencies of any kind. Buyers should have financial arrangements secured prior to bidding. 2017 Real Estate Taxes to be paid by the seller with 2018 Real Estate Taxes to be paid by the buyer. Possession gives as follows: Immediate possession at closing. Title will transfer by up-to-date abstracts and warranty deed. Property sold by legal description only.
